Eastridge Hills HOA Board Meeting Summary: September 9, 2025

The Eastridge Hills Homeowners Association Board of Directors met on September 9, 2025, via Zoom Video Conference, to address financial updates, critical operational transitions, and community concerns.

Major Operational Announcement: Management Transition

Please be advised that the association will be officially transitioning to Silvercreek Management, effective October 1, 2025. We encourage all members to monitor the EH website for important follow-up information and contact details regarding our new management partner.

Board and Committee Updates

  • Board Transition: We thank William Wesley for his service. Mark Mulholland will be joining the Board of Directors, taking over William Wesley’s position starting November 1, 2025.
  • ARC Appointments: The Board successfully appointed two new volunteers to the Architectural Review Committee (ARC): Claudio Barrientos and Deb Williams.
  • Governing Document Review: The Rules & Regulations Committee reported that an ongoing review of our Rules and Regulations, CC&Rs, and Bylaws has revealed that certain provisions conflict with current state law, rendering them unenforceable. The committee is diligently working to redline these inconsistencies so the Board can proceed with necessary updates to ensure compliance.

Financial Snapshot (June & July 2025)

Treasurer Eddie Williams provided an overview of the association’s current financial position:

  • Total investments currently stand at approximately $450,000.
  • The Operating Account holds approximately $44,000, and the Reserve Account holds approximately $46,000.
  • The Board noted that current average monthly expenditures of about $20,000 project that annual expenses may exceed the approved $211,000 budget for the year.

Community Feedback (Open Forum)

During the Open Forum, members addressed several important community matters, and the Board acknowledges these concerns:

  • The risk of dead trees creating a fire hazard.
  • Concerns regarding the City of Fairfield noise ordinance.
  • Safety issues caused by street parking on narrow roads.
  • Concerns about barking dogs.

Architectural Review Decisions

The Board approved two architectural requests: a solar installation at 5315 Donald Ridge and an exterior paint application at 5326 Donald Ridge.
