What Your Eastridge Hills HOA Board Has Been Up To Lately

Working for Our Community

Serving on the Eastridge Hills HOA Board is a volunteer commitment. Your Board members and committee volunteers devote countless hours to protecting property values, maintaining community assets, improving security, and planning for the future.

We thought it would be helpful to share some of the projects, accomplishments, and challenges that have occupied much of our time over the past year.


Security at the Bridle Ridge Gate Remains a Top Priority

One of the most important goals supported by many members has been the effort to place security personnel at the Bridle Ridge Gate.

Your Board – President Carolyn Goodall, Treasurer Eddie Williams, and Director-at-Large Mark Mulholland – has invested significant time and effort pursuing this objective.

Why is this important?

Security personnel can help:

  • Improve community security.
  • Reduce tailgating through the gate.
  • Minimize costly gate damage.
  • Improve visitor experiences.
  • Reduce confusion for guests directed by GPS to the Bridle Ridge entrance.

Many visitors are surprised when they arrive at the Bridle Ridge Gate only to discover they must travel to the front entrance for access. We believe there are opportunities to improve both security and convenience for residents and guests alike.

The primary challenge remains ongoing discussions with the neighboring association regarding the implementation of provisions contained within the recorded Easement Agreement governing shared facilities and shared expenses. We remain committed to finding a practical solution through cooperation and negotiation.


Bringing Financial Clarity Back to the Association

As work began on the security initiative, Treasurer Eddie Williams and the Finance Committee uncovered several accounting and allocation issues that required review.

Working alongside volunteer Finance Committee members Jeffrey Chen and Bob Metzler, the team has spent many hours reviewing historical records, correcting inconsistencies, and improving financial transparency.

Their efforts have focused on ensuring that expenses are properly allocated, agreements are properly interpreted, and future financial reporting is accurate and understandable.

As Eddie often jokes, trying to understand some of the historical records felt a little like trying to balance a checkbook without a check register.

The result has been a stronger understanding of our finances and improved confidence in the information used to guide Board decisions.


Returning Funds to Members

Early in its term, the Board reviewed the special assessment that had been imposed to cover recall election expenses.

After reviewing the circumstances and discussing the issue, the Board concluded that returning those funds to members was the fairest course of action.

President Carolyn Goodall helped lead that effort and ensured that members were informed throughout the process.

Her focus has remained consistent:

Run efficient meetings, keep members informed, and restore confidence in the Association’s governance.


Leadership Guided by Fairness and Respect

Director-at-Large Mark Mulholland continues to provide valuable perspective during Board discussions.

His approach is simple:

“Be reasonable.”

Mark frequently reminds us that good governance begins with treating neighbors the way we would want to be treated ourselves.

That principle continues to guide all of the Board’s decisions and interactions.


Protecting Community Assets

Members have also seen visible progress at the Bridle Ridge entrance.

Recent accomplishments include:

  • Identifying gate damage incidents.
  • Recovering repair costs from responsible parties.
  • Maintaining timely payment of Association obligations.
  • Preserving a strong reserve position.
  • Repairing irrigation leaks.
  • Burying exposed irrigation lines.
  • Improving the appearance of the gatehouse area.
  • Restoring security gate infrastructure.
  • Removing old and dead vegetation on all community-owned property before fire season deadlines.

These improvements may not always make headlines, but they help protect community assets and preserve the appearance of our neighborhood.


Looking Ahead

There is also exciting news for the future.

Comcast Fiber Installation Complete

Comcast has completed fiber installation throughout the community with minimal disruption. Members should benefit from improved reliability and access to faster internet service options.

Street Preservation Project

The Association has contracted for roadway sealing and crack repair work designed to extend the useful life of our streets for years to come.

Protecting our roads today helps delay much more expensive reconstruction projects in the future.

Building Stronger Reserves

The Board continues to prioritize responsible reserve planning.

Our reserve fund remains strong and continues to grow through regular contributions and prudent financial management.

Treasurer Eddie Williams and the Finance Committee have also worked diligently to identify cost savings throughout the budget, including opportunities involving:

  • Internet services
  • Irrigation expenses
  • Landscape and maintenance costs
  • Shared expense allocations

Every dollar saved is a dollar that can be redirected toward maintaining community assets and limiting future financial pressure on homeowners.
